03 · What you need to arrive
A rent price is only one part of signing cash.
Using the Thanh Luong example’s VND 10m advertised rent, here is a conditional calculation. Assume the provider confirms a one-time VND 10m refundable deposit and one month paid ahead: rent plus deposit would be VND 20m. If three months must be prepaid instead, it becomes VND 40m. Prepayment requirements are hypothetical, not stated terms of this listing.

Do not add the first month’s rent twice when moving a quote into your arrival plan. The workbook separates extra prepaid months from the first monthly budget. Use one currency throughout; record the exchange rate and bank fees you expect to pay.
Compare annual and short stays fairly
For each term, calculate monthly rent + monthly bills + (mandatory one-time non-refundable charges ÷ number of months). Track refundable deposits separately. Include furniture, installation and cleaning differences. A short stay with bills included may look expensive until the annual quote’s missing costs are added; neither is cheaper until both quotes are complete.

The monthly budget fits. The arrival cash does not.
This invented example is for two adults planning twelve months. It is a calculation exercise, not a Da Nang price recommendation or an available home.

Now assume the lease requires three months prepaid and a 16m deposit. Add 18m travel, 4m documents, 5m temporary accommodation, 4m setup and 50m emergency reserve.
Arrival cash: 172.12m VND.
43.12 first-month plan + 32 extra prepaid rent + 16 deposit + 18 travel + 4 documents + 5 temporary stay + 4 setup + 50 reserve.
A hypothetical 150m cash allocation leaves a 22.12m shortfall, even though the recurring plan fits a 45m monthly limit. That changes the next action: negotiate different prepayment terms, find another suitable home or revise the funding plan before committing.
