Renting an apartment in Da Nang: get the whole quote before you choose

To compare apartments in Da Nang, ask for a written quote covering your exact dates, minimum lease, rent, bills, fees, deposit and prepaid rent. Then inspect the actual unit and test the journeys you expect to make. An advertised monthly price is only one part of the decision.

This guide gives you a way to compare homes without confusing a low rent with a low total cost. It is a planning method, not a claim that the linked apartments have been inspected or are still available.

Decide what you are trying to rent

Before collecting listings, write a short specification: dates, number of people, length of commitment, separate bedroom, kitchen, workspace and any access requirements.

Be precise about the kitchen. A fridge and microwave may be enough for your stay, or you may need a hob, preparation space and equipment for regular cooking. “Furnished” does not answer that question.

If you work remotely, specify the space you need to work. If you are retiring or planning a longer stay, think about storage, stairs and the activities you want near home. The right specification stops you comparing attractive apartments that would never fit your routine.

Choose the area around your everyday trips

If beach access is central to your plans, ask what that means in practice: a short walk from the apartment, a trip several times a week, or an occasional visit from an inland base.

The Da Nang city guide includes named rental references and a separate monthly budget model. Use the listings to investigate locations and terms. The budget's outside-centre one-bedroom reference is not a quote for a particular beachside street.

Map your likely grocery trip, workspace, exercise and evening routine. Compare two plausible addresses using the same destinations. Then test those journeys when you visit. The route matters more than a listing's broad neighborhood label.

Ask for one complete written quote

Send the same enquiry for every home. It makes omissions easier to spot and gives you a record to compare later.

Hi, I'm looking for a furnished apartment for [number of people] from [start date] to [end date]. Is this exact unit available? Please confirm the minimum lease, rent for these dates, refundable deposit, prepaid rent, all non-refundable fees and payment schedule. Which bills are included, and how are electricity, water, internet and building charges calculated? Please also confirm the bedroom layout, private kitchen, furnishings, viewing arrangements and early-departure terms. Thank you.

If the reply only repeats the rent, follow up on the missing items. A blank entry is an unanswered question, not a zero.

Separate three different money questions

The monthly cost, the cost spread over your stay and the cash due before moving in are different figures. Keep all three visible.

Do not add prepaid rent twice. It is spending paid earlier, not a second rent charge for the same month. A refundable deposit belongs in your cash plan; record the conditions for its return rather than assuming it will be immediately available again.

A higher rent can cost less over the stay

Consider two fictional homes for a three-month stay. These figures illustrate the calculation; they are not Da Nang market prices.

Home B costs $150 less over the three months despite its higher rent. The result could change for a different stay length or if either quote omits a charge.

Now add the deposit and payment schedule separately. The less expensive home over the full stay may still require more cash upfront. That is why one total cannot answer every question.

At the viewing, test what the photos leave out

Inspect the exact unit offered, not only a similar room in the building. Compare what you see with the written quote and keep a record of any differences.

  • Run the taps and shower; check pressure, drainage and hot water.
  • Look for damp, leaks and signs of recent cover-up around walls and ceilings.
  • Listen from the bedroom with windows open and closed.
  • Check the air-conditioning, cooking equipment, sockets and furniture you will rely on.
  • Ask to see the meters and confirm the billing rates and included allowances.
  • Try the entrance, stairs or lift and the route from the street.
  • Test the internet and your backup connection from the working area.
  • Ask who handles repairs and how urgent problems are reported.

A quick visit will not establish every building condition. Note what you could test, what the landlord told you and what remains unknown. Those are three different kinds of information.

Check the lease against the dates you actually have

An annual price is not evidence of a monthly payment option. A six-month minimum does not fit a three-month plan simply because the monthly rent looks attractive.

Confirm the identity and authority of the person offering the home, the exact unit, the contract language you understand and the written payment terms before committing. Where a legal term is unclear, get qualified local help rather than relying on a listing or this checklist to interpret it.

Keep immigration and permitted activities separate from the housing offer. A landlord willing to rent for a year does not establish your permission to stay or work for that year. Start with Vietnam's official e-visa portal and check the route that applies to your circumstances.

Make the final comparison

Put the complete quotes side by side. Remove homes whose minimum lease does not fit. Keep unresolved bills visible. Then compare the total cost with the workspace, location, condition and flexibility each home provides.
